1. Broker Commercial Loans
I locate, vette and identify niche commercial lenders in minutes an never have to leave this site. I create all the required documents I need for my clients, lenders, Brokers and even jokers using the Financing Document Creator. I use this to tool to create 4 essential documents
- Consulting Agreements: I require alll my clients to execute this before committing to do any work. If they fail to do it, I can’t work with them. I encourage you to do the same.
- Contractor Agreements: I use this to create agreements with lenders. If the Lender can’t provide the agreement, I can and often do when working with ne funders.
- Certification Letter: This document was developer for discounting and controlling notes without any andy capital or liability. This docunment triggers discounts typically much more than the fees.
- LOI Creator: This is my “go to” document for making deals where their originally wasn’t a deal.
2. Purchasing Commercial Properties “Sort Of”
I like creating money making offers to begin playin with properties for the purpose of structuring deals. I like making offers and generating captal by simply making offers. What’s really cool is I generate capital and never have to purchase a property. I do all of this all of this with the document creator. No capital or credit is required. All of my offers are the same.
- Offer 1: Full price subject to seller refinancing. Forced Refinance.
- Offer 2: Full Price Subject to me assuming the existing debt and selller to carry the balance

3. Flipping Local Properties
I use this the local property Flipping strategy to attract cash buyer and simple find out what they want to buy and then go into the marjet anf find the property they want and offer the Sellers less. This strategy doesn’t require any real estate to begin. I simply place a few ads and drive all of the traffic to my flipping funnel and the funnel doe the work.
These deals close within 30 days because they don’t require any financing, appraisals, underwriting or lenders and are all cash deals.
7 of 9 Buyers were Foreign nationals and found them on Craig’s list.
I earn a minimun of $100K per deal in less than a 30 Days.
